Case Study - Leybourne Park, Richmond

Nine Zero Richmond
  • Client: Private homeowner
  • Location: Leybourne Park, Richmond, London
  • Project Type: Period property refurbishment

Nine Zero was commissioned to supply a full suite of bespoke timber windows and a front door for a period property on Leyborne Park, Richmond. The brief was to replace existing, worn elements with high-performance solutions that maintained the property’s original character while improving thermal efficiency and security.

Our team delivered a combination of timber sash windows, a flush casement window, and a bespoke front door. Each product was designed to match the proportions and detailing of the existing architecture, ensuring a consistent finish across the property while upgrading overall performance.

Our work with developers

We support developers, architects, and homeowners with bespoke timber window and door solutions tailored to each project. With in-house design and specialist manufacturing, we deliver accurate, high-quality products that meet both aesthetic and technical requirements.

For this project, we worked to a clear brief focused on heritage accuracy, energy efficiency, and long-term durability, delivering a solution that met all requirements on time and within scope.

Scope of work

The project included the design and manufacture of:

  • Timber sash windows
  • A bespoke timber casement window
  • A timber front door

All elements were manufactured from FSC-certified timber and tailored to suit the property’s period detailing.

The sash windows were designed in a traditional box sash style, replicating the original proportions while incorporating modern glazing to improve thermal performance. The casement window was manufactured with a flush external finish and concealed friction hinges, maintaining a clean appearance while ensuring ease of use and a secure seal.

The front door was produced using premium timber and fitted with brass and antique brass ironmongery. An insulated core was used to improve thermal efficiency, alongside a secure locking system to meet modern security standards.

What our clients say

“Our building is in an ANOB, world heritage site, and an SSSI. We wanted windows that would look authentic, were affordable, and would meet the challenges of a coastal location – saline air, high UV, and strong winds. The material had to withstand corrosion, be adjustable over its lifetime, and, with normal maintenance, last 30 years or longer. We considered plastic and aluminium windows but were not convinced they could meet the criteria.

We decided on Nine Zero after visiting the workshop in Cornwall and meeting the team. Communication was important in determining the design and final detailing of the windows. We were happy with the process and the resulting windows look great.”

James Burton, Director, Bere Property Ltd

“Nine Zero were recommended to us by a local timber business owner for lead time: the order process was simple, people were friendly on the phone, and we were delighted with the quality. A friend who has 35 years’ experience of running a high-end timber business was also very impressed.”

Mr Nick Denman, Hastings, England

"What drew me to Nine-Zero was the product, and that its manufactured in the UK, it quickly became about the people as much as the product! The personal touch, the close-knit team of people who know what they are doing and the consistent service levels."

Elliott Martin, Oxford Trade Frames Ltd

"We recently had our windows replaced and couldn’t be happier with the results. The fact that they’re made right here in the UK, in Cornwall was a big plus for us — it’s great to support local craftsmanship. The quality is outstanding, with a solid, well-finished look and feel. In addition, the delivery went smoothly with no issues whatsoever. Highly recommend this company for anyone looking for reliable, high-quality timber windows made close to home."

Florence Holzapfel

"Nine Zero offered beautiful, yet affordable timber windows and doors and were able to customise a few trickier fitouts that other suppliers couldn't. What stood out most was their knowledge and support in making non-standard items work in line with the architects' drawings."

Ketie van der Wateren, Co-founder, flow design & manage

"What stood out most about Nine Zero was their attention to detail and the level of support we received from day one. Steve and his team were, proactive, transparent, and genuinely invested in helping us & the client team get the best result. Every interaction felt collaborative — he listened carefully, offered expert advice, and delivered exactly what they promised. The service is the very least we expect from a subcontractor or supplier & Nine Zero understood this from the outset."

Challenges and achievements

The primary challenge was balancing heritage design with modern performance. The new sash windows needed to match the existing frames and proportions exactly, while integrating upgraded glazing and improved insulation.

Attention to detail was also required across all elements, particularly in the selection of finishes and ironmongery to ensure consistency with the property’s character.

Our team delivered a complete set of bespoke products that aligned with the architectural requirements of the property, improving energy efficiency and security without compromising on appearance.
