Case Study - St John's Wood, London

  • Client: Morgan Rae Ltd
  • Location: St John’s Wood, London
  • Project Type: Apartment refurbishment

Nine Zero was appointed by Morgan Rae to design and supply a complete set of bespoke timber windows and doors for an ambitious apartment conversion in St John’s Wood, London. Overhauling a former police station, the project required the highest levels of craftsmanship, precision, and performance, with all products mandated to achieve Secured By Design (SBD) standards, whilst keeping the design and U-value requirements at the forefront.

Working closely with the architects, our brief was to ensure that our windows and doors complemented the property’s distinctive timber-clad façade while delivering contemporary standards of energy efficiency and security.

Drawings and collaboration

We produced comprehensive CAD construction drawings for every door and window, ensuring the client knew exactly what they would receive. This was especially crucial as we needed to meet criteria around appearance, size, and performance, while ensuring that the client and architects were completely satisfied.

Across our window and door projects, our team can work on full technical drawings and specifications during the planning stages. This makes us an ideal partner for developers on high-end new build and restoration projects.

Scope of work

Our team supplied a range of custom timber products, including:

  • Sliding and entrance doors
  • Bespoke casement windows

We handcrafted every element to align with the building’s architectural vision and timber cladding. To achieve seamless visual integration, we introduced custom groove detailing across the doors, matching the patterns of the external panelling.

We collaborated with the architects on every aspect, from frame thickness and joint detailing to millimetre-specific measurements. Each product was finished in a custom-matched colour palette to complement the building’s design scheme.

To complete the look and feel, we also developed bespoke ironmongery and square beading, designed exclusively for this project. We also incorporated electronic key fob locking systems, ensuring full compliance with PAS 24.

What the client said

We chose to work with Nine Zero because they immediately stood out for their commitment to quality, design integrity, knowledge of technical, statutory requirements and sustainability. From the first conversation, it was clear they understood what we were trying to achieve and could deliver a premium timber solution tailored to our project. Their reputation for craftsmanship and reliability made them the obvious choice compared to other suppliers. What stood out most was their attention to detail and the level of support we received from day one. Steve and his team were proactive, transparent, and genuinely invested in helping us & the client team get the best result. Every interaction felt collaborative — he listened carefully, offered expert advice, and delivered exactly what they promised. The service is the very least we expect from a subcontractor or supplier & Nine Zero understood this from the outset.

Challenges and achievements

With a collaborative design process and strict delivery schedules, the project demanded agility and coordination across every stage. Despite these constraints, we successfully:

  • Created bespoke ironmongery across our doors and windows
  • Matched the existing timber facade on the building
  • Met all Secured By Design standards
  • Met all U-value criteria
  • Ensured accuracy to the mm

We delivered solutions that met both the bespoke design needs of the client and their security requirements, while keeping within their project deadlines.
